What an ESA Letter Does in Nevada
An ESA letter documents a disability-related need for your emotional support animal. Under the federal Fair Housing Act, your landlord or HOA generally has to make a reasonable accommodation for your animal, even in a building with a no-pets policy.
- Housing only. Since 2021, airlines no longer accept emotional support animals.
- Pet fees, pet deposits, and breed or size limits generally don't apply to an approved ESA.
- You still pay for any damage your animal causes.
- An ESA isn't a service animal. Service animals are trained to perform specific tasks, and different rules apply.
Federal guidance on assistance animals changed in September 2025, but the Fair Housing Act still requires reasonable accommodations. This section is general information, not legal advice.

Who Qualifies for an Emotional Support Animal
An ESA letter fits when a mental health condition limits your daily life and your animal eases those effects. People often come to us for anxiety, depression, PTSD, panic attacks, or loneliness after a loss.
Your clinician decides after a real evaluation. We don't approve everyone, and we'll tell you why if an ESA letter isn't the right fit. Real evaluations are why our letters hold up when a landlord checks.

ESA Letters in Nevada: Common Questions
How much is an ESA letter in Nevada?
Our evaluation costs $129, and your letter is included when an emotional support animal fits your needs. Renewals cost $79 a year. Landlord verification is free.
How fast will I get my ESA letter?
You pick your video appointment right after checkout, and your letter arrives within 48 hours of your evaluation.
Can my landlord deny my ESA letter in Nevada?
A landlord generally has to make a reasonable accommodation under the Fair Housing Act, with limited exceptions, such as an animal posing a direct threat or causing major damage. Landlords often reject letters from online companies they're unable to verify. We answer your landlord's verification request for free. This answer is general information, not legal advice.
Are online ESA letters legit in Nevada?
Some are. A legitimate letter comes from a licensed clinician after a real evaluation. Letters sold after a quick questionnaire, and paid "registrations" or certificates, often fail when a landlord checks. Our letters come from a Nevada-licensed clinician after a live video evaluation.
Do I have to pay a pet deposit for an ESA in Nevada?
Generally, no. Landlords generally don't charge pet deposits, pet rent, or pet fees for an approved emotional support animal. You still pay for any damage your animal causes. This answer is general information, not legal advice.
What does an ESA letter include?
Your letter is on letterhead and includes your clinician's name, Nevada license type and number, and signature, the date, a statement of your disability-related need for an emotional support animal, and the animal or animals covered. Your letter never lists a diagnosis.
How does my landlord verify my letter?
Your landlord emails hello@therapylasvegas.com. With your written OK, we confirm your clinician's license and confirm we issued your letter, within one business day. We never share your health information with your landlord.
What if I don't qualify?
Your clinician explains why, you get $65 back, and we help you find other support, such as therapy through our free referral service.
Can my therapist write an ESA letter?
Often, yes. If your therapist writes ESA letters, ask them. If not, or if you're not in therapy right now, start an evaluation with us.
How long does an ESA letter last?
Many landlords ask for a letter dated within the past year. Renewals cost $79.
Do you see people in Henderson, Reno, and across Nevada?
Yes. Evaluations happen by live video, so we see adults anywhere in Nevada, from Las Vegas and Henderson to Reno, Pahrump, and Elko.
Does an ESA letter work for flights?
No. Since 2021, airlines no longer accept emotional support animals. ESA letters cover housing.
Do you write psychiatric service dog letters?
Not at this time. Psychiatric service dogs are trained to perform specific tasks, and different rules apply. We focus on ESA letters for housing.
